Construction Observation
Next Level Construction Observation for HOAs & Condo Associations
ORCO has been developed to provide assistance to owners, contractors and governmental agencies with construction projects. Specifically done to work with Condominium Associations, Property Management Services, and Homeowners Association.
Our objective is to provide engineering and construction observation expertise to help take a project from design and bidding, through construction and on to completion. ORCO utilizes the latest aerial and submersible drone technology to review, assess and document site conditions. This is very helpful in evaluating project conditions, changes and progress.
ORCO will act as the owner's advocate in dealing with design professionals, permitting agencies and contractors. We will help owners with the development of:
- Assessment Reports and Evaluations
- Reserve Study Reports, Cost Estimates and Updates
- Develop Engineering Plans and Technical Specifications for Capital Projects
- Assist with Agency Permitting Requirements
- Prepare and Administer Bidding Documents
- Assist Contractor Selection and Contract Negotiations
- Construction Observation and Pay Application Review
- Closeout and Acceptance of Project
Once the project contractor has been selected, ORCO will assist the owner in developing and maintaining project schedules, coordinating regular project update meetings, providing construction observation to verify construction progress and adherence to permits and contract documents. We will also assist in review of pay requests and processing for final close out, certification and turnover of projects.
